Guest cabin with its own kitchen and toilet

A guest cabin gives visitors their own bed and their own toilet, and the hosts avoid a queue for the bathroom. Our 18 m² guest cabin comes finished with kitchen and toilet. If it is used as a guest room rather than a separate home, it counts as an outbuilding.

Guest cabin or dwelling – why it matters

Boverket distinguishes between a building used as a guest cabin and one that is a self-contained dwelling. The guest cabin is an outbuilding ("komplementbyggnad"), even if it has a kitchen and bathroom. The size limits and distance rules are the same.

Layout ideas

  • A double bed against the short wall and the kitchen opposite.
  • Two single beds that can be pushed together.
  • A sofa bed so the cabin becomes a workroom when guests are not using it.

Placement on the plot

Position the entrance so guests get some privacy, and think about where the sun is when they drink their morning coffee. Remember 4.5 metres to the plot boundary unless the neighbour consents otherwise in writing.
